What is the Register of Real Estate Agents in the Comunitat Valenciana and why is it important?

In today’s ever-changing and demanding real estate market, transparency, lawfulness and trust are fundamental elements for anyone looking to buy, sell, or rent a property. For this reason, the Generalitat Valenciana has created the Real Estate Intermediation Agents Register of the Valencian Community (RAICV), an official instrument that guarantees the professionalism and financial soundness of the real estate agents operating in the region.

This register, governed by Decree 98/2022, is public, free of charge, and mandatory for all individuals or legal entities that professionally carry out intermediation, advisory and management activities in real estate transactions (sale and purchase, rentals, swaps, or transfer of real property).

What does it mean to be registered in the RAICV?

Being registered in the RAICV is not just an administrative formality. It involves meeting a range of legal, ethical and professional requirements, including:

Having a physical address in the Comunitat Valenciana where consumers can submit complaints or claims.
Providing specialized professional training in real estate intermediation.
Having financial guarantees such as:
- A guarantee of at least 60,000 euros.
- Professional civil liability insurance for a minimum of 600,000 euros.
